Florida law mandates reserve studies for condominiums and cooperatives under Chapter 718 and Chapter 719, respectively. Key regulations include:
 
  • Structural Integrity Reserve Study (SIRS): Mandatory for condos and co-ops three stories or taller, focusing on critical components like load-bearing walls, roofs, and foundations.
  • Annual Reserve Funding: Associations must fund reserves for major repairs, with no option to waive or reduce funding for structural components as of December 31, 2024.
  • Reporting Deadlines: A SIRS must be completed by December 31, 2024, and updated every 10 years.
